A gated island, minutes from everything.

Casa Coquina began as a raw lot on North Bay Island — the gated enclave at the center of North Bay Village, a Miami Beach zip code within minutes of Bal Harbour, the Design District, and Downtown. F&R acquired the site in 2023 as the firm's pilot project in South Florida: the deal that would prove the model of disciplined land acquisition, owner-led construction, and full-cycle execution.

Building through a moratorium.

Shortly into the project, a building moratorium froze new permit approvals across the area — the kind of regulatory standstill that stops most developments cold and turns land into dead capital. Instead of waiting it out, F&R worked the problem: studying the rules line by line, engaging directly with officials, and structuring a compliant path that earned the project its approvals while others idled.

That experience — turning a permitting deadlock into a solved problem — became foundational to how F&R underwrites every deal since: permitting risk is now studied as closely as price, on every site, before a dollar is committed.

Delivered as promised.

Constructed under F&R's direct management in CBS with a concrete roof and high-impact glass throughout, the finished residence delivers 4,410 square feet of light-filled living space: vaulted floor-to-ceiling glass opening to a private pool, a chef's kitchen with a waterfall island and custom cabinetry, a floating white-oak staircase, and a primary suite with a spa bath and oversized private balcony.
